The Role
We’re looking for a data-driven Paid Ads Manager to own our advertising strategy and scale our DSCR loan funnels from $300K to $1M+ per month in revenue.
You’ll be responsible for planning, launching, and optimizing ads across Facebook, Instagram, Google, and YouTube to drive qualified real estate investor leads. You’ll collaborate with our creative team, funnel builders, and closers to turn traffic into funded loans.
Key Responsibilities
- Plan and manage paid advertising campaigns for DSCR loan lead generation.
- Create and test ad angles, hooks, copy, and creatives weekly.
- Build retargeting and look-alike audiences to maximize lead volume and quality.
- Collaborate with designers and video editors to produce high-converting ads.
- Analyze data daily to optimize CPL, CPA, and ROAS.
- Manage budgets across multiple channels while scaling spend responsibly.
- Track and report performance in real time via Hyros or GoHighLevel.
- Work closely with the sales team to align ad messaging with investor needs.
Ideal Candidate
- Proven experience running profitable lead generation campaigns in mortgage, finance, or real estate verticals.
- Mastery of Meta Ads Manager, Google Ads, and YouTube campaign structures.
- Deep understanding of funnels, tracking, and creative testing.
- Familiar with Hyros, GoHighLevel, and Instantly (or similar CRM tools).
- Analytical and detail-oriented — comfortable working with data to make decisions.
- Self-starter who thrives in a fast-paced, ROI-focused environment.
Compensation
- Competitive base salary (negotiable based on experience)
- Performance bonuses based on monthly lead volume and ROAS targets
- Profit-share or percentage of funded loan revenue for exceeding KPIs
- Long-term growth path to Director of Paid Media
